Ensuring property and real estate projects are successfully delivered requires appropriate project governance, the right team and ongoing leadership.

TwentyTwo helps clients structure, procure and manage large-scale programmes and projects by providing specialist project delivery advice, both in the establishment phase and often as part of ongoing project leadership governance arrangements.

We provide expert commercial and practical procurement advice to ensure programmes and projects are established for success from the outset. Often, this extends to being the ongoing conduit with the commercial partner engaged to deliver the solution, ensuring the commercial principles and strategic vision remain front of mind through delivery, and allowing us to provide independent governance and project assurance outside of the day to day project team.

Before a development, fitout or construction project commences, we help guide clients through the key interdependent processes by developing comprehensive roadmaps and workplans to help better inform their delivery stages. These include:

  • Identifying and “standing up” all of the internal and external workstreams needed
  • Scoping the advice and consultant roles needed, developing initial project plans and programmes
  • Providing initial advice on cost estimates and cashflow projections
  • Collaboratively designing governance and communication plans
  • Engaging with senior leaders and managing stakeholder engagement

As an outworking of the planning phase, we can develop and manage the procurement strategy for selecting all of the key project consultants including, project managers, architects, engineers, cost advisers and other specialist disciplines.

Well-versed in public and private sector procurement processes, we can lead and manage the entire process, including:

  • Issuing requests for proposals
  • Guiding clients through interviews
  • Completing evaluations and appointments
  • Negotiating engagement contracts

Once the workplan is adopted, governance established and the team mobilised, we’re often retained as Project Director or appointed to the governance group to provide ongoing commercial expertise and assurance throughout the life of the programme or project as a trusted adviser.

With extensive experience in property and construction, we can provide sage expertise and guidance for the client and project team across all delivery activities, risks and opportunities.
