Matthew Peko-Fox

Loves gadgets and a bargain (even if he doesn’t need it). Avoids coffee and gluten. Avid boatie and water skier. Well-travelled. Slightly accident prone.

Matthew joined the TwentyTwo Tribe in 2017 and is part on our Leadership Team, providing strategic technology advice across TwentyTwo’s practice areas. He has a wealth of knowledge in information technology, workplace technology and hybrid working and is focused on the strategic opportunity of technology to create powerful solutions that enable organisations to be more efficient and their people more engaged and productive.


Steffi McKeown

Senior Adviser

Serious shopper, social (read competitive) indoor netball player. Lover of travel and anything food related - particularly eating it. 

Steffi joined the TwentyTwo tribe in 2018, bringing with her four years of hands-on experience in the commercial property market. Steffi continues to provide tenants/occupiers with advice on needs analysis/briefing, stay-go decisions, new leases, lease renewals, rent reviews, portfolio management and the wide range of issues associated with managing large occupier portfolios.

David Lambie

Principal | Director, Clients & Consulting

BA (History & Political Science), Licensed Under REAA 2008

Has four kids and a cat (and a wife!). Fancies himself as a professional athlete. Rugby/cricket tragic. Always dieting (generally involving Heineken). Needs 'a plan'. Trying to broaden his wardrobe.

David joined TwentyTwo in 2015 and has 30 years of property experience, with particular knowledge in large scale developments, property strategy, partnering agreements, development feasibility, asset investment/divestment strategies, project procurement and complex building projects. David acts as TwentyTwo’s “head of consulting” working with all practice leads to imbed best practice consulting across all of our service areas, supporting key clients and projects and growing our long term partnerships.

Chris Ware

Principal | Practice Lead: Advisory22

Two boys and a wife. Bikes, runs, lifts stuff. Wannabe chippie. Renovates. Played right back.

Chris leads our Advisory22 practice area, which includes our property consultancy and tenant representation workstreams and is part of the TwentyTwo Leadership Team. He has over 15 years' property experience working in both landlord and tenant representative roles. He joined the TwentyTwo tribe in 2014 and has since led a number of large leasing transactions, representing clients in project leadership and tenant representation roles.

Katherine Jones


BSc (Mathematics)

Puzzle queen, maths whizz, loves to bake and swim. Possesses a green thumb which she uses to grow anything edible.

Katherine joined the TwentyTwo Strategy team in 2022. Since then, Katherine has been supporting high-level, interactive client engagements across a variety of clients and sectors. She applies her passion for solving puzzles to helping understand how property can better support businesses fulfil their aspirations. Katherine’s strength lies in her strong analytical acuity and transforming property data into easy-to-understand dashboards so senior leaders can better understand the impact of their decisions.

Andrew Craig

Senior Adviser

Dad, husband, loves the outdoors, mad cyclist, olive grove farmer (in training). Commutes to the Capital from Martinborough.

Andrew is part of our Workplace Technology team, working alongside Matthew Peko-Fox. His focus is ensuring technology is seamlessly integrated with how people work and with workplace fit-outs. Andrew has over 18 years' experience in the technology sector, predominantly focused on audio visual technology – working on project fit-outs, construction and integrating technology.  

Kate Horton

Principal | Practice Lead: Strategy22

Bachelor of Management Studies (First Class Honours), Master of Corporate Real Estate

Travel lover (recently Mexico), hockey player. Lives on Waiheke Island.

A critical thinker, strategist and facilitator, Kate joined TwentyTwo early in 2024 to lead our Strategy22 practice area. She has developed consultation programmes, property and workplace strategies, research initiatives and thought leadership across Aotearoa and is passionate about bringing people together to create positive momentum and change and is a sharp thinker and connector of thought. 

With over 15 years’ experience in diverse sectors, clients and projects, Kate has worked with stakeholders to deliver sophisticated consultation and engagement programmes for leading organisations such as Jasmax, Not Yet Known, Unispace and, more recently, with NZ Police’s organisational and policing strategy team.

Emma Barker

Marketing Manager

BDes Hons (Spatial Design)

Crafter. Creator. Online shopaholic. Mum of three. Lover of wine and travel.

Emma joined the TwentyTwo team in 2017 and leads our marketing and communications. Her marketing skills drive our digital presence and brand strategy. Emma has over ten years’ experience working with growing New Zealand-owned organisations, supporting their advance with marketing know-how.

Kyle Bascara

Captivated with coding and gaming, IT runs in the blood. Basketball player. Don’t be fooled by his quiet exterior, he knows how to up the volume when required.

Kyle joined the TwentyTwo Tribe in 2023, working with our Workplace Technology practice team across the motu. Kyle relocated to Aotearoa, NZ from the Philippines in 2021 to be with family and continue his studies in Information Technology. He brings a lifelong passion for technology and coding and the energy to support our busy Tribe, to continue learning and grow his career.

Don Smith

Principal | Director, Commercial & Innovation | Practice Lead: Technology22 & Portfolio22

Married to long-suffering Nina. Two teenage boys. Avid follower of all things' motorsport and owner of too many Italian cars. Proud that his wardrobe is known as his 'shoeporium'.

Don joined the TwentyTwo in 2022, bringing 30+ years of property experience and a passion for technology solutions and innovative, commercial thinking. Don leads our Technology22 and Portfolio22 practice areas, drawing on his knowledge from various senior roles and working on diverse portfolios including commercial office, investment, retail, infrastructure, industrial, portfolio repositioning and strategic consulting. He has an increasing role supporting the ongoing transformation of the business, by applying that commercial and innovation lens across all areas, to ensure we remain agile and future-focused.

Britt Griffin


BCom (Commercial Law, HR Management & Industrial Relations)

Footballer, skier, loves to socialise, brings a burst of fashion colour. If lost, can be found at the nearest winery.

Britt joined the TwentyTwo Tribe in 2022 as part of the Advisory team, having previously worked as part of a national property team and an asset management consultant in Wellington. Working out of our Wellington and Auckland offices, Britt has a passion for championing her clients and getting the best outcome for their unique needs. She works across our Advisory22and Portfolio22 practice areas, helping manage diverse portfolios of owned and leased property, as well as creating premises briefs, undertaking market searches, developing stay/go analysis, preparing commercial term sheets, resolving rent reviews and negotiating leases.

Sunder Croucher

Business Operations Manager

Partial to chocolate, can’t help but wear a ruffled shirt, thinks she can sing, takes on Mt Kau Kau, loves to travel.

Sunder has been part of the TwentyTwo team since 2008. She manages the office and accounts, and is a key driver in improving our systems and processes. Before joining TwentyTwo and having a family, Sunder worked for Wellington City Council as a Property Manager. 

Duncan Mitchell



Lives on Asian food. Listens to music that sounds like a washing machine. Once played the clarinet! Dreams of lazy days sailing. Rides a mean mountain bike. Predicts the weather. Avoids crowds and dancing.

Duncan is part of our Strategy22 practice area which includes our property strategy, workplace strategy, strategic briefing, technology and master planning areas and has been the driving force behind the growth of this practice area. Duncan remains focused on how the workplace (physical environment, technology, people and process) can best support organisational performance.

Kylie Doran

Business Support Administrator

Busy football Mum, crafter, organised (some might say obsessive), the first to offer help, two girls and one husband.

Kylie joined our Business Operations Tribe at the start of 2023. She supports Sunder Croucher, our Business Operations Manager, with day-to-day operations and finance and ensuring our wider team has the resources and support needed to effectively deliver their work.

Paul Mautz

Knows a lot about 1970’s music. Wears a hat. In-house quiz master. Sauv Blanc and MU fan. Prefers to spend winters in Europe. Learning the guitar.

Paul has been a senior member of our team since 2004 and specialises in premises procurement and leasing. With 25+ years' experience in the commercial property sector, he's been involved with a number of large leasing transactions, representing clients in project leadership and tenant representation roles.

Dean Croucher

Dean is one of NZ's leading property advisers with 30 years of consulting experience acting for major tenants and owner-occupiers. He specialises in property strategy, tenant representation, project leadership and major transactions. He also continues to provide peer review advice across all major projects.

Erica Pitt

Graphic Designer

Creative, curious, traveller, tea drinker, skier and mama. Has too many shoes and coats. Loves the seaside and a fresh southerly breeze.

Erica joined the TwentyTwo tribe in 2019 and provides visual and graphic design support to our team. With over 15 years of experience in graphic design, she takes the lead on our visual identity and translates the team's learnings into visual concepts and solutions. 

Johan Meyer

Senior Adviser

Future-focused tech junkie, avid motorcyclist and motorbike safety advocate – wannabe Burt Munro. Lives for a coffee anywhere – it's about the journey.  

Johan joined the TwentyTwo Tribe in 2022 as part of our Workplace Technology team. He brings with him 13+ years' technology sector experience and an enthusiastic interest in future-forward technology. He is a strong believer that technology should be ‘invisible’ to be called a success and that the key to consulting success is building relationships with clients and understanding their goals and challenges, followed by helping to discover how technology can support these.

Philip Langenhoven


Tramper, tree man – enjoys anything outdoors. Loves a new tech gadget or tool. Speaks Afrikaans. NZ has been home since he was four. 

Philip joined the TwentyTwo Tribe in mid-2023 as a valuable addition to our Workplace Technology practice team in Auckland. With a background in audio-visual integration and IT support, Philip brings some valuable experience and expertise to our team. He demonstrates a genuine passion for physical and mental intelligence which is reflected in the quality of his work. His enthusiasm for staying up-to-date with the latest advancements in technology ensures that our team remains at the forefront of innovation.

Adam Hovell

Loyal Wellingtonian. Fitness enthusiast. Future-focused.

Adam joined our Tribe in 2023 as part of our Portfolio22 practice area, working closely with Don Smith. Adam helps our clients, across NZ and Australia, undertake day to day lease and portfolio management. He leads our portfolio data and key event management and provides support for typical lease and portfolio management activity including lease renewals, rent reviews and site acquisitions for a diverse range of portfolios across office, retail, industrial and special purpose facilities.

Siân Hoskins

Marketing Support

BSc Econ (Social Policy)

Proofreads everything. Hates shopping. Swims her way through the working week. Loves Italy, cooking and eating out.

Siân works with Marketing Manager Emma. She's worked for small and large NZ organisations for more than 10 years as content writer, editor and manager, as well as supporting their content marketing strategies. She's also worked with large organisations in the UK and edited five business books for clients in Europe.
