A space with purpose: Toi Foundation’s, Toitū House

When you work in commercial property, you’re often helping clients answer the what and the where. What kind of space do we need? Where should we be based? But every so often, a project comes along that’s much more about the why. Helping Toi Foundation shape the business case for Toitū House was one of those rare and rewarding opportunities.

This wasn’t just about relocating. It was about reimagining how the Foundation could reflect its evolving role as a partner, enabler and advocate for positive change in the region, not just through funding and support, but in how it physically shows up in the heart of Taranaki.

From the beginning, the kaupapa was clear: to create a place of welcome and connection. A space that reflects Toi Foundation’s values and invites community, collaboration and collective action.

Our role at TwentyTwo was to support the Foundation through the initial planning and business case phase. We explored options, tested assumptions and shaped a way forward that was both financially sound and true to the organisation’s mission. It was a privilege to help lay the groundwork for what would become Toitū House.

Now complete, Toitū House stands as a meaningful, future focused space, with team offices and hui rooms upstairs and a welcoming community hub, Toitū Te Huatahi, on the ground floor. The building’s name and internal spaces were gifted by mana whenua, Ngāti Te Whiti, whose partnership and presence throughout the process has added deep cultural and historical significance to the project.
