In 1990, the world was on the cusp of transformation. The World Wide Web was just emerging, Telecom had just been sold and Sky Television was launching in Aotearoa with three channels. One and two-dollar bank notes were being withdrawn from legal tender. It was a time of shifting landscapes – technological, economic and social. And amidst it all, TwentyTwo began.
From a kitchen table in Porirua, Peter Dow set out to challenge the status quo in property consultancy, offering independent, strategic advice to organisations navigating a rapidly evolving landscape. What started as a bold idea in a challenging economic climate has grown into one of New Zealand’s most trusted consulting businesses – helping organisations make critical place-based decisions that shape how people work, live, learn and play.
Looking back – the journey so far
For 35 years, TwentyTwo has been at the forefront of place-based decision-making, guiding organisations through economic downturns, workplace transformations and the increasing complexities of managing property, workplaces, technology and infrastructure.
We were there when government agencies reimagined how they managed their property portfolios in the early ‘90s. We played a role in landmark projects such as the Crown’s property reforms and Treaty settlements – moments that reshaped New Zealand’s property landscape. As the decades passed, we evolved from problem-solvers to strategic advisers, helping our clients unlock the full potential of their investments in place-based assets.
But at the heart of everything we do isn’t just property – it’s people. Our success is built on relationships – our team, our clients and the wider community. We’ve built partnerships that have stood the test of time, collaborating with organisations large and small to navigate their unique challenges. Because ultimately, property decisions aren’t just about buildings and leases – they’re about the people who use those spaces every day.
The road ahead
As we look to the future, one thing is certain – the pace of change isn’t slowing down. AI, sustainability, workplace transformation and economic shifts will continue to redefine how organisations think about “place.” But one thing remains constant – the need for sound decision making that minimises risk, reduces unnecessary costs and unlocks new opportunities.
Technology is increasingly shaping how organisations manage their workplaces, communities and property portfolios. From understanding how space is used to integrating smart building solutions, data and digital tools are now essential for future-ready decision-making. Over the years, we’ve expanded our expertise beyond property advice, developing Portfolio22 and Utilisation22 – solutions that give organisations real-time insights to optimise their spaces and enhance workplace performance. Our Technology Tribe continues to grow, bridging the gap between technology, property and business strategy to create smarter, more connected “places”.
The next 35 years will bring new challenges, new pressures and new opportunities. But if history has shown us anything, it’s that TwentyTwo thrives in change. We’ll continue doing what we do best – helping organisations make better decisions and unlock the potential in their place-based thinking, always with people at the centre.
Here’s to the next chapter.
